Here's how our Investment-Flip Property Management Option works:

  1. The moment escrow closes and you own the house, we go to work selling it for you.  We already know that it will make a terrific purchase for an owner-occupier who lives in the area and can pay you on a Land Contract Mortgage.  Our ground crews have done all the research to back this up1.  So...
  2. We put a "For Sale" sign in the yard.
  3. We screen buyer applications, and help you choose the most qualified buyer for your property.
  4. We send you the purchase contract for your approval.  When you approve the sale closes, and we pay the closing costs, up to $2,000!
  5. We send you the buyer's down payment, and monthly mortgage payments.
  6. We work with the new buyer to refinance the home using an FHA2 lender.  When the buyer refinances, you get cashed out at the property's full market value
  7. The time it takes your buyer to refinance will vary from home to home, but in general you could expect 12-24 months after the your sale to them closes.  At which point your ROI may well be 60% to 80% above the $39,900 you invested. 

How Sure Are We That We Can Quickly Get Your Home Re-Sold? 
Very sure.  Until we find a new buyer for your investment property, we will rebate your purchase price by $400 for every month it is on the market, up to one full year.  (Believe us, we don't expect this to take very long.)  Rebate checks are written on the 10th of each month, following the month of your purchase.
