First, you buy the house from us. 
Then, we find you a resale buyer - a buyer who will pay you a monthly mortgage of $500 or more.
We handle all this, so there's no effort by you. 
We're not your partners - you own the house and property 100%. 
When the buyer refinances, you get cashed out, earning a total of $57,000 or more. 
And then we ask you to come back and do it all over again...  Over and over until the U.S. housing market recovers and this opportunity disappears.

"How Can You Guarantee A Profit?" 
We have strong, longstanding relationships with banks and other major foreclosure landowners, and buy "best of breed" foreclosures up to a year before these homes become eligible for a bulk sales list.  Every home is worth at least $57,000 in current market value (this is not a pre-housing-crash valuation!) and area residents can afford monthly mortgage payments of $500 or more.  So whatever the exact resale price we find for you, all our homes re-sell for substantially more than you paid.  That's a recipe for profit.

We're so sure that we can deliver a resale buyer to you - and quickly - that we will rebate your purchase-price by $400 for up to 12 months following your purchase, until we find you an owner-occupier to buy your property. 

"What Do You Mean By '$57,000 or More in Current Market Value'?" 
We put it plainly in writing that all our properties have a current market value at least $22,000 more than what we sell for.  So you can be very sure we've taken extreme measures to verify these numbers ourselves.  These number aren't estimates based on old sale prices or property tax valuations before the housing bubble crashed - they are right now prices.

Our value-verification system is a comprehensive three-step process:

  1. Our unique relationships and strategic partners know what we're after, and only supply us with homes having values of $57,000 or more.  But of course, we don't just take their word for it...
  2. Our local ground crews visit the potential homes and verify things are in good working order, they take photographs, and run current comps (price comparables) on homes sold within the past 30 days. 
  3. Finally, we consult our property management partners, who know the rental markets in our target neighborhoods inside and out, and verify from the newest Rent Rolls that area residents are currently paying high enough rental rates that $57,000 to own a home in their neighborhood would be a fantastic deal.

"If This Is So Fool-Proof, Why Do You Need My $39,900?" 
Excellent question.  If we can turn a $39,900 home into a mortgage worth $57,000 or more, why do we need investors?

It's a simple answer:  We operate in volume. 

We don't have the cash to buy up tens of thousands of profitable foreclosures at a time.  But by bringing in outside investors, we can buy many more homes than we could ever afford to ourselves, then help our investors re-sell them at a profit.  We make money on a modest mark-up between our buy-price and our sell-price to you. 

You're the one holding the valuable mortgage note at the end, and you'll make much more money on your deal than we do.  But we're doing a lot of these deals, so we're happy too.
