What We Do

We buy foreclosed homes at unbeatable prices, each and every one ready to become an immediate profit-center for our investor partners.  We call our process "The Four R's": Rehab, Rebate, Rental, and Resale

Here's how it works:
Rehab:  Our teams give each foreclosed property a top-to-bottom rehab - new paint, new carpets, new appliances, whatever it takes to get it not just livable but absolutely desirable and rent-ready. 
Rebate:  While this rehab work is going on, we're rebating your investment price at 1% per month (that's $449 in monthly income), so you'll never be looking at your watch waiting. 
Rental:  As soon as the rehab work is done, we'll find someone to move in and rent the house.  Who does the work of marketing the home, finding and selecting applicants?  Us, of course!  Who gets the monthly rent check?  You, of course!  (Pretty good so far, right?) 
Resale:  Once a renter is in there, this investment property packs a whole lot more value on the resale market - so now we go to work selling it to an investor or investment group looking for long-term cash flow.  We sell it for at minimum $49,900, and you keep that entire amount, including the $5,000 profit.  We keep the next $5,000 in profits, if any, and anything above that, we split 50-50. 
You'll be looking at a 25% positive ROI in about a year, and the whole time your investment is secured by your name on the property's title.

Our business model and the strength of our relationships makes our program the best passive real estate investment available today.  Sure, you could try to do all this yourself, but why go through the hassle? 

Make no mistake:

Without our relationships, you would have to look at 100 foreclosed homes
to find even one that meets our standards of cost-to-value. 

"How Can You Guarantee A Profit?" 
We have strong, longstanding relationships with banks and other major foreclosure landowners, and buy "best of breed" foreclosures up to a year before these properties become eligible for a bulk sales list.  We only buy in areas with high occupancy rates and where residents can afford rents of $500 or more. 

Our value-verification system is a comprehensive three-step process:

  1. Our unique relationships and strategic partners know what we're after, and only supply us with homes ready for rehab and on a short trajectory to rent-ready status.  But of course, we don't just take their word for it...
  2. Our local ground crews visit the potential properties and see what fix-up work is needed, make estimates, take photographs, and run current comps (price comparables) on area homes sold within the past 30 days. 
  3. Finally, we consult our property management partners, who know the rental markets in our target neighborhoods inside and out, and verify from the newest Rent Rolls that area residents are comfortable paying $500 per month or more.

"If This Is So Fool-Proof, Why Do You Need My $44,900?" 
Excellent question.  If we can consistently turn over foreclosures at well above 25% profit, why do we need investors?

It's a simple answer:  We operate in volume. 

We don't have the cash to buy up thousands of foreclosures at a time.  But by bringing in outside investors to joint-venture with us, we can buy many more homes than we could ever afford to ourselves, and help our investors take profits on the rebates, rental income, and resale profits.  We make a modest mark-up on our sale-price to investors, and resale profits above $5,000. 

Investors make much more money on any given property than we do.  But we're doing a lot of these deals, so we're happy too.
